Every property we represent is advertised within a genuine price range set by the vendor. We do not underquote.

Buyers can be confident that offers within or above the advertised range will be seriously considered.

Our vendors have instructed us not to accept any offers below the advertised range. As the seller’s representative, we still present all offers and their amounts to the vendor as a matter of courtesy and transparency.

Inspections and Access

Genuine buyers are invited to view properties by private inspection, giving them the time and space to properly assess the property. This ensures a focused and comfortable experience without intrusion from other buyers.

The agent representing the vendor will be available to answer questions and provide relevant information wherever possible.

We also respect the seller’s instructions regarding who is allowed to inspect the property. Only serious buyers with the budget and ability to purchase in the near future are invited. Buyers who do not meet these criteria may be respectfully declined.

Sellers rarely accept offers contingent on the sale of a buyer’s property, as this introduces unnecessary risk. Our goal is to maintain a smooth and confident sales process.

Respect for Privacy

Our focus is always on the property and helping buyers determine if it is right for them.

We never disclose a seller’s personal circumstances or reasons for selling. While some agents may share such information, it rarely benefits the seller. We work exclusively for the vendor and prioritise their privacy at all times.

A Fair and Consistent Offer Process

Our offer process is clear, consistent, and fair. Every buyer is treated equally.

We do not favour one buyer over another, and the rules do not change during a campaign. Offers are never disclosed between buyers, ensuring your offer is protected and cannot be used to provoke higher bids. We will not provide information about other offers, including how many exist or their amounts.
