It’s important to note that the advertising range is not a ceiling on what buyers may be willing to offer to secure the property for themselves. We encourage all buyers to consider their personal circumstances and present their best offer, which truly reflects the value they see in the property.

If you would like to make an offer on a property we are selling, please contact us directly by phone. We will then send you a link with an offer form attached for you to fill in. Alternatively, we can collect your information over the phone or meet with you in person to do the same. We will then transfer your information onto a contract of sale for you to sign.

Once we receive your offer, we will extend the same opportunity to all other interested buyers. Importantly, we operate with the utmost confidentiality; your offer will not be disclosed to other buyers, nor will you be informed of their offers. We respect everyone’s right to present their offer to the vendor without external influence.

We will arrange a meeting with the seller within a timeframe typically spanning from 24 to 72 hours following the initial offer submission. During this meeting, all offers will be presented to the seller, who can choose to either reject any offer outright, accept any offer on the spot or negotiate with any or all buyers. The owner might ask us to negotiate with a specific buyer or all buyers; the choice is theirs. Please note that we estimate that one-third to half of our vendors accept the highest offer without further negotiation.

In cases where the seller chooses to negotiate, we conduct these conversations transparently, with you, the buyer, on speakerphone, and the seller present. This unique approach ensures that all communication remains honest, direct, and consistent. It eliminates any potential for the tactics and pitfalls that can sometimes mar real estate transactions, guaranteeing a level playing field for all parties involved.

If my offer is acceptable to the vendor, I/we agree to be available to sign a contract via DocuSign immediately following the vendor's expressed acceptance of my offer.

If the vendor chooses to negotiate with a buyer, Frost Real Estate will aim to conduct final negotiations on speaker phone to ensure transparency between the vendor and buyer.

Prior to an offer being accepted and the property being sold, we will at no time disclose how many offers or the amount offered being disclosed between purchasers.

Our price ranges are based on recent sales data and reflect the vendor’s expectations. The final sale price is not limited the the advertised price range and could exceed the advertised range.

Many of our vendors choose to accept the highest and best offer presented to them and as such, it is important that buyers understand the importance of submitting their best offer prior to us meeting with the vendor.

We will provide a S32/vendor statement to every interested buyer for their perusal, prior to them signing a contract.
