When selling, agents usually show homes to buyers by open home inspection. This is where anyone is welcome to walk through your home; nosey neighbours, future sellers researching agents, home renovators seeking ideas and people who just like to spend their weekends looking at other people's houses.

We believe that this method is the less favourable way to introduce potential buyers what could be their new home. Our buyers are welcome to view the properties we represent by private inspection only. We are passionate about dedicating the time and energy to showing your property as it should be shown.  

From a buyer's perspective, the difference between viewing your new home by open for inspection and by private inspection is like chalk and cheese.

Buyers often tell us that OPIs make them feel like cattle. They speak about their discomfort when viewing their property in the presence of other buyers. The last thing you want is for buyers to feel held back from connecting to the home because other potential buyers are in it. Savvy buyers often make this worse by purposefully announcing any minor downfall to put their competition off purchasing the home.

Buyers also report their inability to engage with the agent or ask questions discretely. The only engagement many buyers have with the agent at an OFI is "hello" at the door and "goodbye" when they leave. This is hardly the experience you want buyers to have when viewing your home.

Furthermore, if the agents collect buyers' contact details at the front door, it is impossible to know if the details are real. This is just the tip of the iceberg when discussing why open inspections are not the most effective way to show your home.
